A title search is an examination of public records to verify legal ownership and uncover liens, judgments, or claims against a property.

What Title Search means

It's a prerequisite to issuing title insurance and closing. The search builds the chain of title and flags anything that must be cleared first.

Florida example

A Florida title search turns up an old mortgage that was paid but never formally released. The title company obtains the release so the record is clean before the new loan funds.
