Airbnb & Short-Term Rental Loans Florida

Short-Term Rental Loans in Florida
A vacation rental earns its keep night by night. Short-term rental loans qualify the property on that projected income, so a strong location can carry the mortgage on its own.
Traditional lenders want pay stubs and tax returns. Investors rarely have a clean W-2 income that matches their buying power. These loans skip that hurdle and look at what the home will rent for instead.
Who uses them? Investors buying near Orlando theme parks, Gulf-coast beach towns, and the Keys, plus owners refinancing a vacation home they already rent. If the property cash-flows, you have options.

What Short-Term Rental Loans Cost
Short-term rental loans price above owner-occupied mortgages because they are investment financing. The exact rate depends on your down payment, credit, and how comfortably the property covers its own payment. A higher DSCR usually buys a better rate.

How Investors Get Approved
Short-Term Rentals in Florida's Market
Florida draws travelers all year, which is what makes short-term rentals work here. Orlando feeds off the theme parks, the Gulf beaches fill up spring through summer, and the Keys stay busy almost every month. That steady demand is what lenders count on when they project income.
Local rules deserve a close look. Several Florida cities require registration, set minimum-stay limits, or restrict rentals to certain zones. We help you confirm a property is rental-friendly before you write an offer so the numbers you underwrite are the numbers you keep.

Airbnb and Short-Term Rental Loan Requirements in Florida
Financing a Florida short-term rental is a different exercise from financing a long-term rental. The income is seasonal, the operating costs are higher, and the rules that govern whether you can rent nightly at all are set locally rather than by the lender.
For the official rules behind this, review the CFPB's Owning a Home guide.
How Lenders Count Nightly Income
A long-term rental is underwritten on a lease. A short-term rental has no lease, so the lender needs a different kind of evidence. On a property you already own, that is usually the operating history: twelve months of statements from the booking platform, or a profit and loss statement for the property.
On a purchase, there is no history to show, which is where these files get harder. Some lenders will accept a market study from a short-term rental data provider. Others will underwrite the property on its long-term rental value instead, even though you intend to rent it nightly, because that figure is the one they can verify.
That second approach is the one to plan for. If the long-term rent will not carry the loan, the fact that nightly income would is often not enough on its own. Ask the question before you go under contract rather than after the appraisal.
Treat any projection with suspicion, including your own. National averages for occupancy and nightly rate describe a market, not a house. Two properties on the same street can perform very differently depending on bedroom count, parking, pool and how close they sit to whatever draws visitors.
Short-term rental underwriting varies more between lenders than almost any other investment product. Two lenders can reach different answers on the same property, which is why comparing several is worth the effort.
Where You Can Actually Rent Nightly
The constraint that ends most Florida short-term rental plans is not the loan. It is local regulation. Florida law reserves some authority over vacation rentals to the state, but counties and cities retain real power over registration, inspection, occupancy limits, parking and minimum stay, and the picture differs sharply from one municipality to the next.
Some Florida cities require registration and an annual inspection. Some restrict nightly rental to defined zones. Some impose minimum stays long enough to make nightly letting pointless. A few have grandfathering rules that protect properties already operating but not new entrants.
On top of that sits the association. In a condo or a deed-restricted community, the declaration can prohibit short-term rental outright, or set a minimum lease term, regardless of what the city permits. That document governs, and it is the first thing to read.
None of this is something a lender checks for you. The loan can fund and close on a property you are then not permitted to operate as planned. Confirm the municipal rules and the association documents in writing during your inspection period, and treat a verbal assurance from a seller or an agent as worth nothing.
Vacation-rental regulation in Florida is municipal and changes. Nothing here is legal advice or a statement about any specific jurisdiction. Verify current rules with the city or county and read the association declaration before you remove a contingency.
What a Nightly Rental Actually Costs to Run
The gap between gross bookings and what reaches your pocket is wider on a short-term rental than new investors expect, and lenders know it. Platform fees take a share of every booking. Cleaning turns over between guests. Utilities are on you rather than the tenant, and in Florida that means running air conditioning through the summer whether the unit is occupied or not.
Then there is the furnishing, which the loan generally does not cover. A nightly rental has to be furnished to a standard guests will book and review well, and that is a cash cost at the start, before the first booking clears. Budget it separately from the down payment and closing costs.
Insurance is its own line. A standard landlord policy is written for a long-term tenancy, and a carrier may decline a claim or decline the risk entirely once it learns the property is let nightly. The cover you need is different, and in Florida it sits on top of an insurance market that has already been difficult. Get a quote on the specific property, for the specific use, before you commit.
Management is the last one. Self-managing a nightly rental is real work: messaging, turnovers, maintenance calls, pricing. A management company will take that on for a share of revenue, and that share materially changes the return. Decide which model you are running before you underwrite the deal, because the two produce very different numbers.
Which Loan Fits a Short-Term Rental
There is rarely a product called an Airbnb loan. What exists is a set of investment loan structures, one of which will fit your property and your file better than the others, and the choice is worth making deliberately.
A DSCR loan qualifies on the property income rather than your personal income, which suits an investor who already has an operating history to show or whose tax returns understate what they earn. It is the most common route for a dedicated short-term rental, and the one where the income question above matters most.
A conventional investment loan can work where you qualify comfortably on personal income and the property will also support a long-term rent. It usually prices better than the alternatives, so it is worth testing first rather than assuming a specialist product is required.
Where neither fits, a portfolio or bank statement loan may. Those are held by the lender rather than sold, so the rules are set in house, and that flexibility is the reason they exist. They cost more, which is the trade.
One structure to avoid by accident: do not buy as an owner-occupant with the intention of renting nightly. Occupancy is a representation on the loan, and the pricing you get as an owner-occupant is priced for a borrower who lives there. If the plan is a rental, finance it as one.
Which structure fits depends on the property, the file and the lender. Comparing a DSCR loan, a conventional investment loan and a portfolio option on the same deal is the only reliable way to find the cheapest route.
The Florida Tax Side of a Nightly Rental
Short-term letting in Florida carries tax obligations a long-term rental does not, and they catch new operators out because they are collected rather than merely paid. Rentals of six months or less are subject to state sales tax, and most counties add a tourist development tax on the same stays. You collect both from the guest and remit them.
Where you remit differs by county, which is the part that causes errors. Some Florida counties administer their own tourist development tax, so the return goes to the county rather than to the state, and the registration is separate. Others are collected by the Department of Revenue along with sales tax. Booking platforms collect and remit some of these in some jurisdictions and not others, and the division of responsibility is not uniform.
The practical consequence is that you cannot assume the platform has handled it. Confirm, in writing and for your specific county, which taxes the platform collects and which remain yours. An operator who assumes full coverage and is wrong accrues a liability quietly, with interest, until an audit finds it.
None of this affects loan approval. It affects whether the return you underwrote survives contact with the actual obligations, which is the more useful question once the loan has closed.
Register before you take the first booking rather than after. Both the state sales tax account and, where the county administers its own, the tourist development tax account have to exist before you are collecting money on their behalf. Operators who start letting first and register later are usually the ones who end up owing penalties on stays they had already priced without the tax in mind.
Tax treatment of short-term rentals varies by county and changes, and platform collection arrangements differ by jurisdiction. This is not tax advice. Confirm your obligations with the Florida Department of Revenue, your county tax collector and a Florida CPA.
Airbnb Loan Requirements: FAQ
On a property you own, usually from twelve months of platform statements or a property profit and loss statement. On a purchase there is no history, so some lenders accept a market study and others underwrite on the long-term rental value instead.
Yes, but plan for the lender to use the long-term rent. If that figure will not carry the loan, the nightly projection often will not rescue it. Ask before going under contract.
Generally not, which is the trap. A loan can close on a property you are not permitted to rent nightly. Check the municipal rules and the association declaration yourself during the inspection period.
Because the income is seasonal and the operating costs are higher. A lender wants to see that you can carry the property through a slow stretch without the bookings.
