Do I need rental income history for an investment loan?

Not always. A DSCR loan uses the property's market rent from the appraisal, so no prior landlord history is required — great for first-time investors. Conventional investor loans may want a two-year history to count rent toward your income.
For a first rental, DSCR is usually the cleaner path. We'll choose between DSCR and conventional based on your experience and goals.
