Florida's first responders — firefighters, police officers, EMTs, and paramedics — have access to some of the most generous homebuying benefits in the country. The trouble is these programs go underused, because a lot of first responders don't realize they qualify.

The Florida Hometown Heroes Housing Program provides up to $35,000 in down payment and closing cost assistance. It's structured as a 0% interest deferred second mortgage. It pairs with FHA, VA, USDA, and Conventional first mortgages. Veterans who are also first responders can stack VA financing with Hometown Heroes DPA. That combination delivers the biggest benefit available.

However, the program requires income limits — typically up to $128,000 for a household of 1–2 in Palm Beach County. Because many first responders earn overtime, it's important to have your income properly calculated.
