The VA loan debt to income ratio Florida lenders mention is 41%. It is guidance, not a ceiling.

The VA has no maximum ratio. What it has instead is a residual income test that no other programme uses. Our VA loan page covers the programme.

How the ratio is calculated

Add every monthly debt payment on your credit report to the proposed housing payment.

The housing payment includes principal, interest, taxes, insurance and any association dues.

Divide by your gross monthly income.

Residual income is the real test

After the mortgage, all debts, taxes, insurance and estimated utilities, a set amount must remain each month.

The requirement scales with family size and by region, and Florida sits in the South band.

A family of four in the South needs a specific figure left over, and the VA publishes the table.

Meet it comfortably and lenders routinely approve ratios well above 41%.

Why this matters more than the ratio

Two borrowers can share the same 48% ratio and get opposite answers.

The one earning $12,000 a month has far more left over than the one earning $5,000, even at the same percentage.

Residual income measures what a percentage cannot: whether you can actually live on what remains.

It is the reason VA files clear where conventional would decline the same borrower.

What counts as debt

Anything on your credit report with a monthly payment. Cars, cards, student loans, personal loans.

Child support and alimony count. So do co-signed loans, even when someone else pays them.

Utilities, insurance and phone bills do not count as debt, though utilities enter the residual calculation.

Student loans in deferment usually count at a percentage of balance, which catches recent graduates.

How Florida makes it harder

Insurance premiums sit inside the housing payment and therefore inside both tests.

A $400 monthly premium consumes as much ratio as a $400 car payment.

Condo dues do the same, and they have risen sharply since the 2021 reserve laws.

Get an insurance quote for the specific address before you shop, because it moves the answer more than rate does.

Above 41%: what lenders want to see

Residual income at least 20% above the published requirement. Many lenders use that as their internal trigger.

Clean recent payment history, particularly on housing.

Reserves after closing, which offset a high ratio meaningfully.

A stable employment record. Job-hopping weakens the case for stretching.

Lowering your ratio before applying

Pay off an installment loan entirely rather than paying it down. Lenders count the payment, not the balance.

A car loan with eight payments left still counts at full payment on most programmes.

Pay revolving balances below 30% utilisation, which helps the ratio and the score together.

Do not open anything new. A single tradeline can undo months of preparation.

Different VA lenders apply different internal caps, from 45% to well past 55%.

That spread is the practical difference between an approval and a decline on the same file.

Reserves after closing carry real weight, ideally three to six months of payments.

A housing payment close to your current rent, showing you already carry something similar.

Long employment with the same employer.

Little discretionary debt, which strengthens residual income directly.

Two common mistakes

Using the seller's property tax bill rather than the reassessed figure. Yours will be higher.

Estimating insurance instead of quoting it. In Florida that gap can be hundreds a month.

Both make the ratio look better on paper than it will in underwriting.

Model the real figures on the mortgage payment calculator.

Where the residual figures come from

The VA publishes a table by family size and region, and Florida sits in the South.

Lenders apply it after the mortgage, debts, taxes, insurance and estimated utilities.

The utility estimate is usually a set amount per square foot rather than your actual bill.

Ask your loan officer to show the calculation. It explains approvals that look impossible on ratio alone.

A worked example

A family of four in Florida with a $3,200 proposed payment and $900 of other debts on $8,000 gross income sits at 51%.

On ratio alone that looks difficult.

With strong residual income left after everything, VA lenders approve files like this regularly.

It is why the ratio should never be the only number you look at.

One more note

Residual income requirements are lower for loan amounts under $80,000 and rise above it.

Family size drives the figure more than anything else, so a growing family changes the maths.
