The FHA loan interest rate Florida buyers are quoted often sits below a comparable conventional rate, particularly at lower credit scores.

Why FHA rates undercut conventional

The government insures the loan, so the lender carries less risk.

FHA pricing is also flatter across credit bands than conventional, which uses steep loan-level adjustments.

A borrower at 640 sees a much smaller penalty on FHA than on conventional.

Above about 700 the advantage narrows and often reverses.

The mortgage insurance offset

FHA charges 1.75% upfront, usually financed into the loan.

Plus an annual premium collected monthly, which on most current loans lasts the life of the loan.

Conventional PMI cancels at 80% loan-to-value. FHA's generally does not.

So a lower rate can still produce a higher total cost over any long hold.

What moves your specific rate

Credit score, though the tiers are gentler than conventional.

Loan term, since fifteen-year FHA prices below thirty.

Discount points, which buy the rate down at a cost you recover over time.

Lender margin, which varies and is the part you actually shop.

Ten percent down changes the maths

With 10% or more down, FHA mortgage insurance drops off after eleven years rather than lasting the loan.

That single exception is the least known feature of the programme.

If you have 10% available, it changes the FHA-versus-conventional comparison considerably.

Ask your lender to price both structures.

Where FHA clearly wins

Below about 660 credit, where conventional pricing deteriorates faster.

On higher debt-to-income ratios, since FHA approves files conventional declines.

After a recent credit event, because FHA seasoning periods are shorter.

When the entire down payment is a gift, which FHA permits without restriction.

Where conventional wins

Above about 680 credit with 5% or more down.

Over a long hold, because PMI cancels and MIP does not.

On a building that is conventionally warrantable but not FHA-approved, which in South Florida is increasingly common.

The Florida factor

Rate is not what fails most Florida FHA approvals. Insurance is.

A high wind premium consumes debt-ratio headroom that a marginal file needs.

Condo approval is the other common failure, and it has nothing to do with your rate.

The exit most FHA buyers should plan

Refinance to conventional once you hold 20% equity, which removes the annual premium permanently.

Most locks run thirty to sixty days, and longer locks cost more.

A seller can pay to reduce your rate, either permanently or for the first years.

A 2-1 buydown lowers the rate two points in year one and one point in year two.

In a slower market sellers agree to these more readily than to price cuts.

Comparing quotes properly

Ask for a Loan Estimate rather than a verbal rate.

Page two separates lender charges from third-party costs and prepaids.

Section A is where lenders actually differ, and it is the shoppable part.

Two lenders quoting the same rate can differ by thousands in section A.

What the rate does not tell you

Two lenders quoting the same rate can cost thousands apart in fees.

The mortgage insurance is identical across lenders, since FHA sets it.

So the shoppable parts are the rate and the lender's own charges.

Compare both on the Loan Estimate rather than taking a verbal quote.

Refinancing later

An FHA streamline lowers your rate with no appraisal and no income documentation.

It keeps you on FHA, so the annual premium continues.

Refinancing to conventional at 20% equity removes that premium permanently.

Which is better depends on your equity, not on the rate difference.

Before you shop lenders

Pull your middle credit score and get an insurance quote for the area.

Those two numbers move your payment more than the rate spread between lenders does.

A note on condo buildings

FHA approval is project-level, and South Florida approvals have thinned since 2021.

A building that is not approved makes the rate question irrelevant.
