DSCR loan rates Florida investors see run above conventional, and they vary far more between lenders than agency pricing does.

Why the spread between lenders is so wide

Agency loans are priced off a shared market, so lenders land close together.

Lenders either keep DSCR loans on their books or sell them to private buyers with their own appetites.

A full percentage point of difference on the same file is ordinary.

That is the single most useful thing to know before you apply anywhere.

The coverage ratio itself

Rent divided by the full payment, including taxes, insurance and association dues.

At 1.00 the rent exactly covers the payment. Pricing improves as the ratio rises.

Around 1.25 most lenders reach their best tier.

Below 1.00 fewer lenders participate and pricing steepens quickly. Check yours on the DSCR calculator.

Down payment moves it most

Twenty percent is the usual floor. Twenty-five often crosses a pricing tier.

Thirty percent reaches the best pricing at most lenders.

The loan rests on the property rather than your income. So leverage matters more than it does on a home loan.

Ask for pricing at two or three down payment levels rather than one.

Credit still counts

No income documentation does not mean no credit review.

Most programmes tier from around 660, with the best pricing above 740.

Mortgage lates in the last twelve months hurt more than most things here. The lender leans on your record with property debt.

Twenty points of score is often worth more than shopping a second lender.

Prepayment structure is priced in

Most DSCR loans carry a prepayment penalty, and your quoted rate assumes it.

A five-year step-down is common. Three-year and one-year versions cost more in rate.

If you may sell or refinance early, buying the shorter penalty is usually worth it.

Two lenders quoting the same rate can carry very different exit costs.

Property type and unit count

Single-family prices best. Two-to-four units price slightly above.

Condos price above both, and non-warrantable buildings above that again.

Rural properties and unusual construction draw scrutiny and sometimes decline.

Lenders that allow short-term rental use price it differently.

The Florida costs inside your ratio

Property taxes reset on purchase because the homestead cap does not transfer.

Landlord insurance on a coastal property can run double an inland equivalent.

Condo dues have risen sharply since the 2021 reserve laws.

All three sit in the denominator. Underwrite them from real quotes rather than estimates.

Points and buydowns

Points move investor pricing more than owner-occupied pricing, since the starting spread is wider.

On a long hold, buying the rate down often pays back faster than it would on a home loan.

Interest-only options

Many DSCR programmes offer an interest-only period, usually the first ten years.

That lowers the payment, which raises the coverage ratio and can improve your pricing tier.

It also means no principal reduction during that window.

For an investor optimising cash flow it is useful. For someone building equity it is not.

Entity purchases

Most DSCR lenders allow title in an LLC, which conventional financing generally does not.

Set the entity up before you apply rather than transferring afterwards.

You will personally guarantee the loan in almost every case.

Some lenders price entity purchases marginally higher. Ask rather than assume.

What to ask every lender

What ratio do I need for your best pricing tier?

What prepayment structures do you offer, and what does each cost in rate?

Do you use market rent or a signed lease, and will you accept short-term rental income?

Those three answers differentiate lenders more than the headline rate does.

Refinancing a DSCR loan later

Most DSCR lenders want six to twelve months of ownership before a cash-out refinance at the new value.

Investors buying with hard money and refinancing into DSCR should plan for that gap.

A six-month bridge against a six-month seasoning requirement leaves no margin.

Nine to twelve months on the short-term note is the safer structure.

A note on rate versus leverage

More down payment buys a better rate and a stronger ratio at the same time.

Those two effects compound, which is why minimum down is rarely the cheapest structure.

Ask for pricing at 20%, 25% and 30% before deciding.
