Chain of Title

Defined by Onias Derilus, Mortgage Capital · NMLS# 1859012 · Florida licensed mortgage broker

Chain of title is the chronological record of every owner of a property from the earliest record to the present.

What Chain of Title means

A clear, unbroken chain proves the current seller has the right to convey. Gaps or defects must be resolved before clear title can pass.

Florida example

A Florida title examiner traces the chain of title and finds an old deed never properly recorded. Fixing the gap ensures the buyer receives marketable title backed by title insurance.
