Density, in real estate, refers to how many housing units are permitted on a given parcel of land under zoning rules.

What Density means

It matters for developers and for financing certain property types, since higher-density zoning affects value and use. Condos and multifamily reflect higher-density development.

A Florida investor evaluating a lot checks its zoning density to learn how many units can be built. Higher allowable density can raise land value but also changes the financing approach.
