What Deferred Student Loans means

Even when payments are paused, most programs count a percentage of the balance or a calculated payment toward DTI. The treatment varies by loan type.

Florida example

A Florida buyer with deferred student loans sees FHA count 0.5% of the balance as a monthly payment for DTI. Knowing this in advance prevents a surprise to the qualifying numbers.
