Certificate of Eligibility

A Certificate of Eligibility, or COE, is the document that proves a veteran or service member qualifies for a VA home loan.

What Certificate of Eligibility means

The COE confirms the borrower's entitlement based on service history and shows how much VA-backed financing is available. Lenders usually pull it electronically in minutes. It is required before a VA loan can close.

Florida example

A veteran in Jacksonville obtained a Certificate of Eligibility showing full entitlement, allowing a zero-down VA purchase with no loan limit cap.
