Cloud on Title

Defined by Onias Derilus, Mortgage Capital · NMLS# 1859012 · Florida licensed mortgage broker

A cloud on title is any claim, lien, or defect that casts doubt on a property's clear ownership.

What Cloud on Title means

Clouds include unpaid liens, recording errors, boundary disputes, or unresolved heirs. They must be cleared before a clean sale. A title search uncovers clouds, and title insurance protects against undiscovered ones.

Florida example

A title search on a Fort Lauderdale home found a cloud on title from an old contractor's lien; the seller paid it off before closing so the buyer received clear title.
