FHA sets two thresholds. At 580 you can put 3.5% down. Between 500 and 579 you need 10% down.

What FHA allows versus what lenders do
Those are the FHA rules. Individual lenders add their own minimums, called overlays.
Many will not go below 620 even though FHA permits 580, because loans below that perform worse in their portfolios.
That is why one lender declines you and another approves the same file.
As brokers we know which Florida lenders currently write at 580 and which stop at 640. That list moves.
The 500 to 579 band in practice
Technically available with 10% down. Practically, very few lenders participate.
Those that do price high and scrutinise everything else in the file.
You will need clean recent payment history and documented reserves.
For most borrowers in this band, spending six months repairing credit produces a better outcome than chasing a lender.
Which score lenders actually use
Mortgage lenders pull all three bureaus and use the middle score, not the average.
On a joint application they use the lowest middle score among borrowers.
So one borrower with weak credit sets the pricing for both.
They also use older FICO versions than the free apps show. VantageScore can differ by 20 to 40 points, which surprises people at application.
What else the file has to clear
Debt-to-income, generally to 50% with automated approval and sometimes beyond with compensating factors.
Two years of steady employment, or a documented explanation.
A property that passes the FHA appraisal, which checks condition as well as value.
And in Florida, an insurance premium that fits inside the ratio. That line fails more approvals here than credit does.
Raising your score before you apply
Pay revolving balances below 30% utilisation. It recalculates each statement cycle and moves scores fastest.
Dispute genuine errors, which takes about thirty days.
Do not close old cards. Length of history and total available credit both help you.
Do not open anything new. A single tradeline lowers average account age and adds an inquiry.
After a credit event
FHA seasoning is shorter than conventional. Two years after a Chapter 7 bankruptcy, three after a foreclosure.
Chapter 13 can qualify after twelve months of on-time plan payments with court approval.

When conventional beats FHA anyway
Above roughly 680, conventional usually costs less over any meaningful hold.
The reason is mortgage insurance. Conventional PMI cancels at 80% loan-to-value. FHA MIP on most current loans does not.
Between 620 and 680 it is genuinely close and depends on your down payment.

Down payment sources
FHA allows the entire 3.5% to come from a gift. Family, employer or an approved organisation.
Sellers may contribute up to 6% toward closing costs, which is more generous than conventional at low down payments.

The FHA appraiser checks condition as well as value.

The valuation stays with the property for 120 days, which affects the seller if it comes in low.

Manual underwriting
If the automated system refers your file, a human underwriter reviews it.
That is not a decline. It means compensating factors matter more.
Reserves, a larger down payment and a low housing payment relative to income all help here.
Some lenders will not manually underwrite at all. Others do it routinely. Ask before you apply.
Timeline if you need to repair first
Utilisation changes show in one to two statement cycles.
Dispute resolutions take about thirty days.
Recovering from a recent late payment takes months.
Three to six months of focused work moves most borrowers a full band.
Rate impact by band
FHA pricing is flatter across credit bands than conventional, which is why it wins lower down.
A 620 borrower and a 700 borrower see a smaller gap on FHA than they would on conventional.
Mortgage insurance is where FHA costs you, not the rate.
That is the trade: easier approval and a flatter rate curve, against a premium that does not cancel.

The published minimum and the practical minimum are different numbers. Ask which one a lender actually uses before you apply.
