VA Loan Credit Score Requirements in Florida
VA loan credit score requirements Florida lenders apply are their own, not the VA's. The VA sets no minimum. Here is what lenders actually want.

The VA sets no minimum credit score. Not 640, not 620, not anything.
Every score requirement you encounter comes from the lender, and they differ enormously. Our VA loan page covers the programme itself.
What lenders actually require
620 is the most common floor across VA lenders.
Some write to 580. A few will consider 560 with strong compensating factors.
Others will not go below 640, whatever the VA permits.
That spread is why one lender declines a file another approves the same week.
Which score they use
Lenders pull all three bureaus and take the middle score, not the average.
On a joint application they use the lowest middle score among borrowers.
One weak file therefore sets the pricing for both applicants.
They also use older FICO versions than free consumer apps display. VantageScore can differ by 20 to 40 points.
Residual income can carry a thin score
The VA applies a test no other programme uses. After the mortgage, debts, taxes, insurance and estimated utilities, a set amount must remain each month.
The requirement scales with family size and region, and Florida sits in the South band.
Strong residual income routinely carries files that look marginal on credit or debt-to-income alone.
It is why VA lenders approve above 50% debt ratios when conventional would decline.
What matters more than the number
Recent mortgage or rent history. Twelve clean months carries real weight.
How long since any derogatory event, and whether it was isolated or a pattern.
Whether collections are medical, which newer scoring models weigh less.
Reserves after closing, which offset a thin score more than most borrowers expect.
After bankruptcy or foreclosure
The VA generally wants two years after a Chapter 7 discharge.
Chapter 13 can qualify after twelve months of on-time plan payments with trustee approval.
Two years after a foreclosure, though a foreclosure on a prior VA loan also affects your entitlement.
Where you sit inside those windows, recent credit event loans are the alternative.
Raising your score before applying
Pay revolving balances below 30% utilisation. It recalculates each statement cycle and moves scores fastest.
Dispute genuine errors. Resolution takes about thirty days.
Do not close old accounts. Length of history and available credit both help you.
Do not open anything new in the six months before applying.
What a low score costs you
VA pricing is flatter across credit bands than conventional, which is part of the benefit.
A 620 borrower and a 720 borrower see a smaller gap on VA than they would elsewhere.
There is no mortgage insurance either way. So the score does not trigger a second cost the way it does on conventional.
The main penalty is lender availability rather than rate.
The Florida complication
Insurance premiums sit inside your debt ratio and inside the residual income test.
A high wind premium consumes headroom that a borderline credit file needs.
Get a quote for the specific address before you shop, not after you are under contract.
It fails more Florida VA approvals than credit does.
Manual underwriting
If the automated system refers your file, a human underwriter reviews it.
That is not a decline. It means compensating factors carry more weight.
Reserves, a low housing payment relative to income and strong residual income all help here.
Some lenders will not manually underwrite VA at all. Others do it routinely.
Collections and judgments
Medical collections are treated more leniently than consumer ones, and newer scoring models exclude small ones entirely.
Open judgments generally have to be paid or on a documented payment plan.
Tax liens need a plan with three months of payments made.
None of these are automatic declines, but each needs addressing before the file goes in.
What to do first
Pull all three reports and find your middle score.
Fix anything reported incorrectly before you apply, not during underwriting.
If you are twenty points below a lender's floor, paying down a card usually beats shopping lenders.
Compensating factors that matter
Reserves after closing, ideally three to six months of payments.
A housing payment close to your current rent, showing you can carry it.
Little or no discretionary debt, which strengthens residual income.
A long employment history with the same employer.
If you are declined
Ask for the specific reason in writing. Lenders must provide it.
A decline from one lender is not a decline from the programme, because the overlay may be theirs alone.
We can often place a file that a retail bank turned down, purely because we shop a panel rather than one sheet.
A final note
The VA sets no minimum. Every number you are quoted belongs to a lender, and lenders differ.
That is the single most useful thing to know before you start.
Confirm your own eligibility on the VA housing assistance page before you shop lenders.
Where to start
Pull all three bureau reports and find your middle score.
If you are within twenty points of a lender threshold, paying down a card may be worth more than shopping.
We know which VA lenders currently write at 580 and which stop at 640. That list changes.
Confirm your eligibility on the VA housing assistance page, then start with a pre-approval.
