Zero down, genuinely

USDA finances 100% of the purchase price. No down payment at all.

VA is the only other widely available programme that does this, and it requires service.

FHA needs 3.5%. Conventional needs 3% at best.

On a $300,000 home that is $9,000 to $10,500 you do not need to have saved.

The fees are lower than FHA

USDA charges an upfront guarantee fee, financed into the loan, plus a small annual fee collected monthly.

Both run below the equivalent FHA premiums.

On a $300,000 loan the monthly difference against FHA commonly exceeds $70.

Over ten years that is more than $8,000, which is the strongest argument for USDA when you qualify for both.

The annual fee falls as you pay down

USDA calculates the annual fee on your outstanding balance.

As the loan amortises, the fee shrinks with it.

FHA calculates its annual premium the same way, but on most current loans it never cancels.

USDA's does not cancel either, but it starts lower and falls faster.

You can finance closing costs

Where the appraisal comes in above the contract price, USDA lets you finance closing costs up to the appraised value.

No other zero-down programme allows this.

Combined with seller concessions of up to 6%, some buyers close with almost nothing out of pocket.

Competitive rates

USDA rates track conventional closely and often sit slightly below.

The government guarantee reduces lender risk, and that reaches you as pricing.

Combined with the lower fee structure, the all-in monthly cost frequently beats every alternative.

Flexible credit standards

USDA has no published minimum score, though most lenders want 640 for streamlined processing.

Below that, manual underwriting is possible with compensating factors.

Debt-to-income guidance is around 29% housing and 41% total, with flexibility above that for strong files.

It is more forgiving than conventional and comparable to FHA.

The two tests you must pass

Location. The property must sit in a USDA-eligible area, and eligibility follows USDA's maps rather than intuition.

Income. Your whole household must fall under the county limit, including adults not on the loan.

Both are absolute. Failing either ends the conversation regardless of how strong you are otherwise.

Where Florida qualifies

More of the state than buyers expect. Inland Treasure Coast, western St. Lucie, Highlands County and areas south of Homestead all include eligible land.

Coastal Miami-Dade, Broward and Palm Beach city cores generally do not.

The boundary can run through a single subdivision, so check the exact address rather than the city.

Deductions for childcare, dependents and medical costs bring plenty of households under the income limit who assumed they were over.

No loan limits

USDA sets no maximum loan amount. Your income limit and your ability to repay set the ceiling instead.

In practice the income limit constrains you well before the price does.

That is different from FHA, which caps by county.

It rarely matters in eligible Florida areas, where prices sit below the point it would.

Refinancing later

USDA offers a streamlined assist refinance for existing borrowers.

No new appraisal and no credit review in most cases, provided the payment drops by a set minimum.

You cannot take cash out through it. That needs a conventional cash-out.

Doing so means giving up the USDA fee structure, so weigh it carefully.

Who USDA suits best

Buyers with steady income and little saved for a down payment.

Households under the county income limit who are willing to look inland.

First-time buyers who would otherwise take FHA and pay more each month.

Anyone buying in the Treasure Coast, Highlands County or the rural belt south of Homestead.

The trade-offs worth naming

You have to look inland, which means longer commutes to coastal jobs.

Inventory is thinner and USDA appraisals apply property standards older rural housing sometimes fails.

Septic systems and private wells need testing.

None are dealbreakers, but the inspection period matters more here.

Comparing against the alternatives

Against FHA, USDA usually wins on monthly cost and cash to close.

Against conventional, USDA wins on cash now and loses later once PMI can cancel.

Against VA, VA wins for anyone eligible.

Run your own numbers rather than taking a general answer.

One more note

USDA funding runs on annual appropriations and has briefly paused during a shutdown before.

If your contract has a hard closing date, ask whether the commitment is already issued.
