The bidding process

A HUD-registered agent submits your bid online.

IN: insured, meets FHA standards, standard FHA financing works.

The repair escrow

For IE homes, HUD's appraisal lists repairs under a set dollar cap.

The lender escrows that amount plus a cushion at closing.

You complete the repairs after closing and the escrow pays the contractor.

The repairs are added to the loan.

The cap is modest; larger jobs need a 203k.

The $100 down program

HUD periodically allows a $100 down payment on FHA financing of HUD homes.

Availability varies by year and region.
