The Florida homestead exemption is one of the best financial benefits available to Florida homeowners. It reduces your property's taxable value, caps how fast taxes can rise, and protects the property from most creditors. If you're buying a primary residence in Florida, filing for it should be one of your first post-closing tasks.

How the Homestead Exemption Works

Florida's standard homestead exemption removes $25,000 from your home's assessed value for all taxing purposes. An additional $25,000 applies to assessed values between $50,000 and $75,000, but it doesn't apply to school taxes.

The combined effect reduces taxable value by up to $50,000 on most properties. On a home assessed at $350,000 with a millage rate of 20 mills, the exemption saves roughly $750โ€“$900 per year in property taxes.

How It Affects Your Mortgage Payment

Your lender estimates property taxes when calculating your escrow payment at closing. That estimate uses the current assessed value โ€” which may be higher than what you'll pay once you're homestead-exempt.

After you file and receive the exemption, your tax bill drops. Your lender will adjust your escrow at the next annual review and send a refund of the overage. That adjustment can lower your monthly payment by $60โ€“$90 in many South Florida markets.

The Save Our Homes Cap

Florida's Save Our Homes amendment caps annual increases in assessed value at 3% or the CPI increase โ€” whichever is less. For homestead properties, taxes can't rise sharply even when market values spike.

The cap is one reason long-term Florida homeowners have low tax bills relative to neighbors who bought recently. It's also why filing for the homestead exemption immediately is worth the effort. Every year without it is a year without the cap.

Portability and How to Apply

If you owned a previous Florida homestead, you may be able to port the accumulated Save Our Homes savings to your new home. That can significantly reduce the assessed value on a more expensive property.

Applications must be filed by March 1 of the tax year. Apply through your county property appraiser's office. Most counties now accept online applications. You'll need your closing documents and deed to complete the filing.
