There is no national teacher mortgage

No lender offers a special interest rate because you teach.

What exists is down payment assistance, closing cost help and one federal discount programme.

Anyone advertising a teacher rate is marketing a standard loan.

Florida's programme offers down payment and closing cost assistance to eligible full-time employees.

Educators are squarely included, and you do not have to be a first-time buyer in every case.

The assistance is a second mortgage, repayable when you sell or refinance.

Good Neighbor Next Door

HUD sells certain homes in revitalisation areas at 50% off the list price.

Teachers in state-accredited public or private schools qualify, covering pre-kindergarten through twelfth grade.

You must live there three years and the inventory is genuinely small.

The summer pay problem

This is the detail that trips up more teacher files than anything else.

If you are paid over ten months but choose twelve-month disbursement, underwriters need to see how it works.

They want your contract and often a letter from the district confirming the arrangement.

Get both before you apply, because chasing them mid-file costs a week.

How they calculate your income

A salaried contract is straightforward. Underwriters use the contract amount.

Supplements for coaching, department headships or extended contracts need a two-year history.

Without that history the supplement usually does not count toward qualifying.

That gap matters, because supplements are often what push a teacher over the affordability line.

Summer and second jobs

Tutoring, summer school and second jobs count only with a documented two-year track record.

Cash tutoring income that never appeared on a tax return will not count at all.

If you plan to buy next year, start reporting it now.

One tax cycle of documentation can change what you qualify for.

Your pension is an asset

Florida Retirement System contributions build a balance that can support a loan file.

Some programmes let retirement funds count toward reserves, usually at a discount.

You can also borrow against some plans for a down payment, though that carries its own cost.

Ask before assuming the balance is invisible to underwriting.

Which loan type usually fits

FHA at 3.5% down for a credit score in the low 600s.

Conventional at 3% down through HomeReady or Home Possible if your income fits their limits.

Many Florida teacher salaries fall comfortably under those caps.

A teacher salary reaches much further in Polk or Marion than in Miami-Dade.

Those ceilings sometimes sit below the local median, which limits what you can actually buy.

Stacking assistance

State, county and city programmes can sometimes combine.

Miami-Dade, Broward and several municipalities run their own funds alongside the state.

Each has its own paperwork and its own queue, so start early.

A broker who has closed these knows which combinations lenders will actually accept.

What to avoid

Do not let an assistance programme push you into a house you cannot carry.

The help covers the entry cost, not the taxes, insurance and upkeep afterwards.

Florida insurance in particular has moved faster than salaries have.

Budget the full monthly payment, not the down payment.

Charter, private and district staff

Hometown Heroes covers full-time employees of Florida-based employers broadly, which reaches well beyond classroom teachers.

Paraprofessionals, media specialists, counsellors and administrative staff are frequently eligible.

Good Neighbor Next Door is narrower and asks that you teach in a state-accredited school serving the area where the home sits.

Read the occupation list rather than assuming your role is excluded, because the assumptions run pessimistic.

Moving districts mid-file

A contract with a new district resets the employment picture underwriters are looking at.

Same-field continuity usually carries it, since teaching is teaching regardless of the county.

You will need the signed new contract and often a start-date confirmation.

Try not to change districts between pre-approval and closing, because it means re-underwriting the file.

Timing around the school year

Summer is the natural window to move, and it is also when contracts are being renewed.

An expired contract with the new one not yet signed is an awkward moment to apply.

Ask your district for the renewal letter as soon as it exists.

Closing in July on a June pre-approval is routine when the paperwork is ready.
