How the ratio works

Debt-service coverage ratio divides monthly rent by the monthly obligation, which includes principal, interest, taxes, insurance and any association dues.

A ratio of 1.00 means rent exactly covers the payment. Most Florida lenders want 1.00 or better, and pricing improves around 1.25.

Some programs go below 1.00 with a larger down payment. Run your property through the DSCR calculator before you make an offer.

What Florida does to the ratio

Two local costs sit inside the denominator and both are larger here than most investors model.

Property taxes reset when you buy. The seller's homestead exemption and Save Our Homes cap disappear on a rental. So the bill frequently jumps well above what they paid.

Insurance is the other. Landlord policies on a coastal property can run double an inland equivalent. Condo master policies have risen sharply since the 2021 reserve laws. Both belong in your DSCR at quoted numbers.

Typical terms

Expect 20% to 25% down, credit in the 660s and up, and a rate above what an owner-occupied loan carries. You are trading rate for the absence of income documentation.

Most programs allow purchases in an LLC, which conventional financing generally does not. That alone brings a lot of investors across.

Prepayment penalties are common on DSCR. Ask about the structure before you sign if you plan to sell or refinance within a few years.

What happens if the ratio comes in under 1.00

A ratio below 1.00 means rent does not cover the payment. Some lenders still fund it, typically requiring 25% to 30% down and pricing higher.

The levers are a larger down payment, buying points to cut the payment, or an interest-only period that lowers the debt service used in the calculation.

Raising rent is the other lever, and the appraiser's market rent schedule rather than your projection is what the lender uses.

Prepayment penalties on DSCR loans

Most DSCR programs carry a prepayment penalty, and it sits inside the rate you see.

A common structure steps down over five years, charging 5% of the balance in year one and falling by a point annually. Some lenders offer three-year or one-year versions at a higher rate.

If you intend to sell or refinance within a few years, buying down the penalty period is usually worth the rate increase.

Ask for the specific structure in writing before you lock. Two lenders quoting the same rate can carry very different exit costs.

Short-term rentals and the DSCR calculation

South Florida has a large short-term rental market, and DSCR lenders handle it inconsistently.

Some will use a projected long-term market rent from the appraisal even when you intend to run it nightly. Others accept short-term income, usually documented through twelve months of platform statements.

The second approach almost always produces a stronger ratio, because nightly rates beat monthly leases on a gross basis. It also requires an operating history the property may not have.

Municipal rules matter here too. Several South Florida cities restrict short-term rentals, and a lender that discovers a prohibited use mid-file will stop.

Buying in an LLC

Most DSCR programs allow title in an LLC, which conventional financing generally does not. For investors building a portfolio, that alone justifies the rate premium.

You will personally guarantee the loan in almost every case. So the LLC provides liability separation rather than an escape from the debt.

Set the entity up before you apply. Transferring title afterwards can trigger a due-on-sale clause, and unwinding it mid-transaction delays closing.

Once you hold several properties, look at portfolio loans and blanket loans, which finance multiple assets under one note.

Seasoning and the cash-out question

Most DSCR lenders want six to twelve months of ownership before allowing a cash-out refinance at the new appraised value.

Investors who buy with hard money, renovate. Want to pull capital back out should plan for that wait.

Some programs offer delayed financing on cash purchases, which recovers your funds without the seasoning period.

Credit still matters

No income documentation does not mean no credit review. Most DSCR programs price in tiers starting around 660. The difference between 680 and 740 is usually worth more than shopping a second lender.

Mortgage lates inside the last twelve months hurt disproportionately here, because the lender is relying on your track record with property debt rather than your income.

Where DSCR fits against other options

If your tax returns support the debt, a conventional investment property loan usually prices better.

If you are buying to renovate and flip rather than hold, hard money is the tool, with DSCR as the refinance exit once it is leased.
