Home Possible income limits Florida buyers face are tied to area median income. They are set by census tract rather than by county.
That granularity matters. Two homes a mile apart can carry different limits, and some South Florida tracts have no income cap at all. Our Home Possible page covers the program.
How the limit is set
Freddie Mac caps qualifying income at 80% of the area median for the tract holding the property.
It is the property's tract that matters, not where you live now. Buyers frequently qualify for one house and not another at the same price.
Check the tract before you shop that neighborhood. Freddie Mac publishes a lookup on its Home Possible eligibility map.
What the program gives you
Three percent down, and mortgage insurance priced better than standard conventional at the same loan-to-value.
That second part is the underrated benefit. The monthly saving against a standard 3% down conventional often exceeds $80 on a South Florida purchase.

Home Possible or HomeReady
They are near-twins. HomeReady is Fannie Mae's version and Home Possible is Freddie Mac's.
Guidelines differ in detail, and one will often accept a file the other declines. As brokers we run both.
Both beat FHA on cost when you qualify, mainly because the mortgage insurance is removable and FHA's usually is not.
What counts toward the income limit
Freddie Mac counts the income of borrowers on the loan. Household members not on the application generally do not count, which is a meaningful difference from USDA.
That distinction lets a multigenerational household qualify where USDA would not, provided only the qualifying earners are on the note.
Bonus, overtime and commission count when there is a two-year history. Documented rental income from a departing residence counts too.
If you sit slightly over the limit, removing a co-borrower whose income is not needed can bring the file under it.
Boarder income and accessory units
Home Possible allows rental income from a boarder in the property to count toward qualifying, within limits and with a documented payment history.
That is unusual, and it fits South Florida housing patterns well where accessory units and rented rooms are common.
The income generally needs twelve months of documented payments. There are caps on how much of your qualifying income it can represent.
For a property with a legal accessory dwelling unit, also look at ADU loans and the two-to-four unit path.
Pairing it with Florida assistance
Home Possible stacks with down payment assistance, and Florida has more of it than most states.
Hometown Heroes offers up to $35,000 for eligible workers as a 0% deferred second mortgage.
County and city programs add more in several South Florida jurisdictions, and they can sometimes be layered.

Homeownership education, and why it is not a formality
Home Possible requires at least one borrower to complete a homeownership education course when every borrower is a first-time buyer.
The requirement is easy to satisfy. Freddie Mac’s CreditSmart Homebuyer U is free and online, and most buyers finish it in a few hours. Courses from HUD-approved counseling agencies also qualify.
Do it early rather than at the end. The certificate has to be in the file before closing. A missing certificate has delayed plenty of otherwise clean closings by days.
The content is genuinely useful for a first purchase in Florida, where escrow, insurance and association mechanics catch buyers who have only rented before.
Mortgage insurance on Home Possible
The mortgage insurance coverage requirement on Home Possible is lower than on standard conventional financing at the same loan-to-value. That is where much of the saving comes from.
Lower required coverage means a lower premium, often 20% to 40% below a standard conventional loan at 95% loan-to-value.
It still cancels at 80% loan-to-value like any conventional PMI, which is the structural advantage over FHA. Model the difference on the PMI calculator.
Check the tract, not the county
Limits are set by census tract. Two homes on the same street can fall in different tracts.
Run the address through Freddie Mac’s lookup before you assume you are over the limit.
If you are over the limit
HomeReady uses the same 80% area median standard, but Fannie Mae and Freddie Mac map tracts slightly differently.
It is worth checking both. One occasionally accepts a property the other does not.
Above both, standard conventional at 5% down remains available with no income cap at all.
Appraisal waivers
Some Home Possible files qualify for an appraisal waiver. That saves several hundred dollars and about a week.
When FHA still wins
Below roughly 660 credit, FHA pricing overtakes both programs.
