Funding

Funding is the step where the lender disburses the loan money, completing the purchase after closing documents are signed.

What Funding means

On a purchase, funding usually happens at or just after signing. On a refinance of a primary residence, it waits until the three-day rescission window closes. Recording the deed follows funding.

Florida example

A Tampa buyer signed closing documents in the morning. The lender wired funding that afternoon so the title company could record the deed and disburse to the seller.

What it is

Funding is the moment the lender releases the loan money to complete your purchase. It usually happens at or just after closing.
