What This Calculator Does

An investment property payment is the full PITIA — principal, interest, taxes, insurance and association dues. Lenders compare rent against that whole figure, not against principal and interest.

Rates on non-owner-occupied loans run above owner-occupied, and most programs want 20% to 25% down. That pricing gap is why so many Florida investors end up on DSCR financing instead.

The Formula & Assumptions

Loan = price ×

(1 − down%)

PITIA = P&I + taxes ÷ 12

+ insurance ÷ 12 + HOA

DSCR = rent ÷ PITIA

Florida property taxes rise on a rental because the Save Our Homes assessment cap and homestead exemption do not apply. Using the seller\u2019s current tax bill understates what you will pay, sometimes badly.

Insurance is the other Florida-specific trap. Landlord policies price differently from homeowners policies, and wind exposure near the coast can double the line item relative to an inland property of the same value.

The rent thresholds show what the property must produce to satisfy common DSCR tiers. Falling below 1.00 does not always disqualify you, but it typically means more down payment or a higher rate.

How much down do I need on a Florida investment property?

Conventional investment financing generally starts at 20% down for a single unit and often 25% for two to four units. DSCR programs commonly want 20% to 25% as well, with better pricing as the down payment rises.

Why is my tax estimate higher than the seller pays?

Florida caps assessment increases on homesteaded property. When you buy it as a rental, the exemption and cap go away and the property is reassessed, so the tax bill frequently jumps well above what the seller was paying.

What DSCR do lenders want?

A ratio of 1.00 clears most programs and 1.25 earns better pricing. Some lenders go below 1.00 with compensating factors such as a larger down payment or strong reserves.

Is a conventional or DSCR loan better for a rental?

Conventional usually prices better if your personal income and debt ratios support it. DSCR wins when you are self-employed, already carry several mortgages, or want the qualification to rest on the property rather than your tax returns.
