Land loans carry higher rates, larger down payments and shorter terms than home mortgages, and many balloon before full amortization. Estimate only.
Raw land is the riskiest collateral a lender takes, because there is no structure to secure the debt and no one lives there. That risk shows up as a bigger down payment, a higher rate and a shorter term.
Many land loans balloon well before they amortize. The balance shown at your balloon year is what must be refinanced or repaid then, usually by starting construction.

Improved lots with road access, water, sewer and power finance far more easily than raw acreage. In Florida the practical dividing line is usually utilities and legal access, not size.
Wetlands, conservation easements, county land-use designation and flood zone all affect both value and buildability. A survey and a zoning check belong in your diligence before financing, not after.
If you intend to build, a construction-to-permanent loan can often roll the land purchase in and avoid financing the lot twice. That is usually cheaper than a land loan followed by a separate construction loan.

Why are land loan rates higher?
Undeveloped land is harder to value and slower to liquidate, and there is no residence securing the debt. Lenders price that risk into both the rate and the term.
Can I roll the land into a construction loan?
Often yes. A construction-to-permanent loan can finance the lot and the build together and convert to a standard mortgage at completion, which usually beats paying for two separate loans.
Does USDA finance land?
Not bare land on its own. USDA guaranteed financing is for a home in an eligible rural area, though it can cover a home and its site together where the property qualifies.
