What a transcript is
An IRS summary of a filed return: income lines, adjustments, taxes paid.
Not a copy of the return itself.

It shows what the IRS has, which is the point.
How lenders get it
You sign IRS Form 4506-C authorising the lender to request it.
The lender's vendor pulls it electronically.
Days to a couple of weeks.
You can also pull your own online and provide it.
The lender still needs the signed form for the file.
Who needs them
Self-employed borrowers, always.

Mismatches
A return you provided that differs from the transcript.

No transcript exists for an unfiled year.

Reading your own transcript
The return transcript lists adjusted gross income, wages, business income and rental figures by line.
Compare each to the return you filed.
A line that differs means the IRS processed something you did not expect: a correction, a penalty, an adjustment.
Resolve it before the lender sees it.
The wage and income transcript lists every W-2 and 1099 the IRS received.
Timing the request
Sign the 4506-C at application so the request goes in on day one.
A request that waits for underwriting adds a week.
