Home Loans for First Responders Florida
Florida firefighters, law enforcement officers, EMTs, paramedics, and corrections officers qualify for up to $35,000 in down payment assistance through the Florida Hometown Heroes program.
Florida First Responder Mortgage Programs
Florida's first responders — the firefighters, police officers, EMTs, and paramedics who protect our communities — have access to some of the most generous home buying benefits in the country. Furthermore, these programs are often underutilized because many first responders don't know they qualify.
The Florida Hometown Heroes Housing Program provides up to $35,000 in down payment and closing cost assistance as a 0% interest deferred second mortgage. Additionally, the program works with FHA, VA, USDA, and Conventional first mortgages — so if you're a veteran AND a first responder, you can combine VA financing with Hometown Heroes DPA for maximum benefit.
However, the program requires income limits — typically up to $128,000 for a household of 1–2 in Palm Beach County. Because many first responders earn overtime, it's important to have your income properly calculated. Mortgage Capital uses base salary for qualifying — not overtime — which keeps most first responders well within limits.
