Escrow Analysis

Defined by Onias Derilus, Mortgage Capital · NMLS# 1859012 · Florida licensed mortgage broker

An escrow analysis is the lender's annual review of your escrow account to make sure it holds enough to cover upcoming taxes and insurance.

What Escrow Analysis means

If taxes or premiums rise, the analysis raises your monthly escrow portion and may collect a shortage. If there is a surplus, you get a refund. It is why a payment can change even on a fixed-rate loan.

Florida example

After a Florida insurance premium jumped, the annual escrow analysis raised a homeowner's monthly payment by $140 to cover the higher cost and a small shortage.

What it is

An escrow analysis is a yearly review of your escrow account. The servicer checks that the amount collected covers your taxes and insurance.

Your payment may adjust as a result.

Why it matters

When taxes or insurance rise, your escrow and payment can go up. The analysis explains why.
