Closing Disclosure

Defined by Onias Derilus, Mortgage Capital · NMLS# 1859012 · Florida licensed mortgage broker

A Closing Disclosure (CD) is a five-page federal form itemizing your final loan terms, rate, monthly payment, and all closing costs.

What Closing Disclosure means

Lenders must deliver the CD at least three business days before closing so you can review it. Compare it line-by-line against your original Loan Estimate to catch any unexpected fee changes.

Florida example

A Florida buyer who spots their title fee jumped $600 on the CD can question it before signing. The three-day rule exists precisely to give borrowers time to verify the numbers and avoid surprises at the table.
