What credit score do I need for an FHA loan?

Answered by Onias Derilus, Mortgage Capital · NMLS# 1859012 · Florida licensed mortgage broker

FHA requires a 580 credit score for the 3.5%-down option. Scores from 500 to 579 still qualify but need 10% down. These are the lowest credit thresholds among major loan types.

Lenders can add overlays, but our FHA programs honor the 580 minimum. We'll confirm your score and the down payment it unlocks.

The score tiers

FHA allows a credit score as low as 580 for the 3.5% down payment. Scores from 500 to 579 can still qualify, but the down payment rises to 10%. Below 500, FHA is not available.

Many lenders add their own minimums, called overlays, that push the floor to 600 or 620. Our FHA programs work with 580.

Beyond the score

A score is only part of the picture. Underwriters also want a clean recent payment history and stable income. One late payment last month matters more than an old blemish.

If your score is close, a little cleanup can unlock a better rate. Apply now and we will tell you where you stand and how to strengthen your file.
