How much can I borrow with a HELOC?

Most lenders let you borrow up to 80% to 90% of your home's value minus your existing mortgage balance. On a $500,000 home with a $300,000 mortgage, an 85% limit leaves roughly $125,000 of available credit.
Your income and credit also factor in. We'll calculate your available line based on current Florida value and your remaining balance.
Based on your equity
Most lenders let you borrow up to 80% to 85% of your home's value, minus what you still owe. If your home is worth $400,000 and you owe $200,000, you might access $120,000 to $140,000.
Your credit and income also affect the final limit.
Maximizing your line
A higher home value, more equity, and strong credit all raise your available limit. Florida's rising values have expanded many owners' borrowing power.
