Do medical bills affect my mortgage approval?

Very little. The newer mortgage credit models largely exclude medical collections, and most programs don't require you to pay medical debt to close. Medical bills rarely sink an approval.
Non-medical collections carry more weight. We'll review your report and tell you whether anything actually needs attention before you apply.
Medical debt and your loan
Medical bills carry less weight than most debt. Newer credit scoring models often ignore medical collections. Many mortgage programs do the same.
Unpaid medical debt rarely blocks approval by itself. It usually does not count in your debt ratio the way a car loan does.
