It estimates your annual and monthly property tax based on the home's assessed value, the local millage rate, and any exemptions you qualify for.
The Complete Guide
Property tax is the steadiest part of your housing cost and the easiest to forecast. It is the assessed value times a local millage rate, minus exemptions, and in Florida the exemptions can make a real dent.
The homestead exemption is the big one: claim it on your primary residence and up to $50,000 comes off the taxable value. The Save Our Homes provision then caps how fast your assessment can climb, protecting long-term owners from rapid increases.
Because rates differ by county and city, always check the local millage before you buy. A home that fits your budget in one county can carry a meaningfully higher tax bill a few miles away in another jurisdiction.
How the Calculator Works
The calculator subtracts exemptions from the assessed value to get the taxable value, multiplies by the millage rate to find the annual tax, and divides by twelve for the monthly escrow figure.
Frequently Asked Questions
How does the Florida homestead exemption work?
It removes up to $50,000 from the taxable value of your primary residence and qualifies you for the Save Our Homes cap, which limits annual increases in assessed value. You must apply and the home must be your permanent residence.
Why is my tax estimate different from the seller's?
When a home sells, it is often reassessed at the new market value, and the prior owner's exemptions and Save Our Homes cap do not carry over. Your bill can be higher than the seller paid.
