On a quadplex, underwriters verify the property type, occupancy, and condition alongside your credit, income, and reserves. The property-specific items — appraisal comps, any HOA or project review, and clear title — are where quadplex deals stall. A quadplex (fourplex) is the largest property that still qualifies for residential financing. Four units is the ceiling — five or more becomes a commercial loan — so a fourplex is the sweet spot for scaling with low-down, owner-occupied terms.

Owner-occupied, a fourplex uses FHA at 3.5% down, conventional, or VA at $0 down, with rent from the other three units counted toward qualifying. FHA's self-sufficiency test applies, so those three rents must cover the mortgage payment — a meaningful screen we run up front.
