Common FHA appraisal fails include peeling paint (lead-paint risk on older homes), exposed wiring, a leaky or aged roof, missing handrails, broken windows, inoperable major systems, and standing water or active pests.
These are health-and-safety issues FHA requires fixed before closing. Many can be repaired and re-inspected. We'll flag likely problems early so they don't surprise you at closing.
